Pros:
It’s in Williamsburg, rent stabilized, relatively close to a park.
Cons:
It’s next to the BQE, so everything inside is constantly covered in dust even if the windows are closed. Plumbing is terrible, we had multiple floods because pipes burst. It’s an absentee landlord who only pays a super to be there one day a week. If you have any issues you need to handle it yourself. The elevator routinely breaks. Mail constantly gets stolen by vagrants who hang out nearby under the BQE. The building recently had to be evacuated because of structural issues. It’s also very expensive for what you’re getting.
Advice to owner:
Take better care of the building and tenants.
