Lived here for two years
Pros
It’s a new building so the apartments are nice and modern Easy to get anywhere in NYC, you are within walking distance to like 80% of train lines The staff are good people but definitely rough around the edges, just don’t expect to be doted on and you should be fine. If you lack people skills or are easily offended this will be an issue for you. In my time there they only raised the rent a tiny bit which was good Lived in a 2 bed room and had my own bathroom
Cons
The laundry room sucks and many of the machines wouldn’t work on the app. You also have no service in the laundry room so the app wouldn’t work a lot of the times. I also just hate laundry with a passion so Had a security deposit argument with management that really annoyed me. If your unit is facing Duffield street like mine was, be ready for noise. It is a one way street and people would often leave their blinkers on and exit their vehicle which would create traffic. Then, everyone would lay on their horns. This happened all the time. While it’s a convenient neighborhood, it’s an ugly neighborhood. It’s like one big shopping mall down Fulton mall. Had some uncomfortable moments where I would take the stairs instead of the elevator and a staff member would be smoking in the hallway and I would have to awkwardly walk around him The gym is pretty barren and depressing. Had some cool times on the roof though. Lobby is not warm or inviting in my opinion, scrap the wallpaper for a nice shade of light blue The chain of command for maintenance issues is confusing. There’s a portal, but the super seemed to get mad when you would submit something through it and tell you to reach out to him directly. He was usually responsive but sometimes not. He’s cool though just be patient

Cons
There seems to be no communication between the management and the super. The super himself is an issue. He doesn’t seem to know what’s going on, and has an attitude if you complain to management about anything. Water one of the bigger issues in the building. The water temperature ranges from boiling to scalding most of the time, even in the summer. The water to the building was sit off frequently enough for “repairs” but what those repairs were never seemed to work
Advice to the owners
Get a new super who is more open and communicative with tenants and isn’t quick to get an attitude
