Summarized from anonymous rental reviews on openigloo.
Recent reviews of 310 Livingston Street highlight spacious, soundproof apartments with well-maintained, attractive amenities including a large gym and rooftop. Residents appreciate courteous doormen and responsive building staff, along with strong water pressure and effective pest control. However, issues include occasional delays in service requests, basement garbage odors near the gym, and inconsistent heating due to centralized temperature control causing discomfort during seasonal transitions. Noise from nearby construction is noted, and some report elevator outages. The community atmosphere is mixed with neighbor interactions varying. Overall, the building’s transit convenience and attentive staff make it appealing despite a few operational challenges.

Serviceable and Comfortable Living
Former Tenant
Pros:
Apartments are pretty much sound proof, rarely hear my neighbors, but you do hear nearby construction. Gym and rooftop are fairly large and well kept. Closets are large and spacious. Doormen are nice and keep great track of packages.
Cons:
If you have a service might take a week to respond depending on severity. Sometimes there’s a garbage smell in the basement when going to the gym.
Advice to owner:
Respond quicker to service request

The Guild Downtown Bk
Former Tenant
Pros:
shared amenity spaces upstairs are gorgeous. doormen and super/porter are super nice!
Cons:
can't control the AC, building controls whether it is on heat or cool which created a lot of hostility between the residents during transition seasons because the units are well ventilated so some units were freezing that faced north vs the south facing would be hot.
