Senile Landlord who doesn't know what he's doing

Pros:
Good location with great neighbors, management is the problem.
Cons:
Senile landlord who has no idea what he's doing. No response from super unless you harassing them with multiple messages and still hardly get a response.
Advice to owner:
Retire

Below median rent price for Astoria. Building is in a great location, close to everything you need.
Cons:
Poor responsiveness to building issues, poor trash management, lost heat/hot water too many times due to aging boiler.
