Clean building, laundry in-unit is huge plus

You can probably do better

Pros:
Location is OK, absent men's shelter and homelessness that's increased in recent months. Gotta watch your back, especially at night. Nice concierge staff, cleaning staff.
Cons:
Looked at many units and some had foul sewage odors. Lived here for years and some neighbors experienced issues with leaks, humidity. Some units have mold already
although building is new. Noisy nightclub across street was an issue but it appears closed now.
