If your apartment faces the side with the car shop and underground parking lot, be prepared for constant noise. The parking lot is frequently used by patrons from a nearby bar, and late-night disturbances are common. There are regular motorcycle gatherings, loud vehicles revving engines, and intoxicated individuals lingering around the block well into the night. It's also not unusual to see cars parked across the street with windows down blasting music at all hours. Another major issue is marijuana smoke. The second floor, in particular, often smells strongly of weed. Residents frequently smoke in and around the building, including near the children's playroom. The smell regularly makes its way into hallways and common areas. The utility costs are another concern. The building uses a third-party submetering company for HVAC and electricity billing. During the winter months, our HVAC bills exceeded $700 per month. The vendor did not provide detailed usage history or transparent meter readings, making it difficult to verify the charges. Management was also disappointing. Responses to concerns were often slow, dismissive, or nonexistent. Issues related to noise, smoke, and utility billing were not addressed in a meaningful way.
Advice to the owners
First, noise mitigation should be a priority. Residents whose units face the side street and underground parking area are regularly exposed to excessive late-night noise from nearby bars, motorcycles, loud vehicles, and people congregating outside. Working with local businesses, increasing security presence, and exploring sound-mitigation measures could significantly improve quality of life. Second, the marijuana smoke issue needs immediate attention. Hallways and common areas, particularly on the second floor, are frequently affected. Building rules should be consistently enforced, and residents should be reminded that smoking in common areas and near family-oriented spaces is unacceptable. Third, utility billing transparency should be improved. Residents deserve access to detailed meter readings, usage history, and clear explanations for unusually high charges. Greater transparency would help build trust and reduce frustration.
