Great building, chaotic management – 4/5 (would recommend with caveats)

Pros:
We’ve been living here for a year and overall, it’s a really nice place—great finishes, solid amenities, and a comfortable layout that actually works for daily life (even with a toddler and a big dog).

The good:
• The building itself is excellent: modern, clean, well-built, and thoughtfully designed.
• Huge mailroom, two elevators (both reliable), and a decent gym—not fully stocked (no barbells or smith machine), but perfectly fine for regular workouts.
• There are a couple of beautiful outdoor spaces, which is rare and very appreciated.
• The super is kind, helpful, and responsive.
• Quiet neighborhood, feels safe, and it’s a great base for anyone who wants proximity to Ditmars
Cons:
The frustrating:
• The gym hours were a surprise—only open 6 a.m. to 10 p.m., and that wasn’t disclosed anywhere before move-in.
• Property management during our first year was a nightmare. We had a rotating door of property managers (3-4 in a year), none of whom had a clue what was going on.
• Billing was a mess: we were overcharged, given no utility breakdown, and had to push hard—alongside other tenants—to get basic transparency. You pay electricity through ConEd, except for the AC/heating unit, which is separately billed by the landlord with zero upfront explanation. None of that was disclosed before we moved in.

Smoke in apartments

Pros:
Cleaners really keep the place spotless!
Cons:
There are several persons smoking cigarettes and marijuana in the building.
The smoke enters other units through vents and plumbing causing other families to inhale this smoke constantly throughout the day. Issue ongoing since last december without resolution.
Management is unable to evict them for whatever reasons and they continue to terrorize the entire building.
Management is very slow to respond or unresponsive in general to any issue.
Advice to owner:
evict smokers ASAP and be fair to your paying tenants!
