Pros:
Family owned building - owners are attentive & fair- always a pleasure to speak to. They provide ample heat and hot water. Rent is appropriate for what the market predicates in this neighborhood.
Cons:
There’s a handful on elderly neighbors who spread malicious rumors about other residents. The building needs to be spruced up and they’ve fallen behind on routine maintenance. The super is lackadaisical and cuts corners on his work. They’ve started to allow pets and newer tenants have large sized dogs.
Advice to owner:
Hire a property management firm & interview your potential tenants

Need to recognize the distinction between bad and good tenants better. Tenants who take care of their apartments and have needs related to upkeep are not bad, they could be dealing with the opposite
