Generally pretty alright
Pros
Lovely neighborhood with great groceries and food options steps away. Also great access to the subway (about 6-7 minute walk), and the Astoria Blvd stop never gets skipped because of the bus station there. The neighbors are nice and say hi in the hallways. I live in a rent stabilized unit that's relatively well maintained and updated considering it's 100 years old, and the rent is pretty reasonable for NYC. Building doesn't have an elevator or laundry, but the laundromat is down the block. Trash is taken outside, building main areas get cleaned monthly-ish, and pest control comes monthly too. Landlord is nice and generally responsive to issues. Noise is pretty low because the walls are thick and neighbors are respectful, but you can hear louder conversations and the shower going.
Cons
I had a mild infestation of German cockroaches earlier in the year, but it was taken care of in a month by pest control. Biggest con are issues that generally all older buildings have, in that it's not bug-free during the spring/summer and sometimes things break. I'm admittedly squeamish so I don't love the occasional huge dead cockroach, but I suppose that's NYC.
