Only good thing is that it’s rent stabilized
Pros
Rent stabilization The pest control guy is cool and does his best with the mice situation
Cons
It feels like pulling teeth to get the landlords or the super to do anything for the units. They come in whenever they please without announcing, and when the super does a job like painting warped wall paint, he does a half job using spray paint in an enclosed space. Every three months the washing machines start eating your quarters. It wouldn’t be as bad if the landlords were actually communicating with the tenant and sounded like they actually cared, not just doing the bare minimum due to NYC laws. Also half of the time they don’t believe that there’s an actual pest issue such as mice in the apartments.
Advice to the owners
Communicate better with your tenants and actually pick up your office phone during your office hours. Also extend your office hours during the weekends.
It’s ok, but mgmt could do better
Pros
attentive to pest control on site and fast super when it comes to in-unit problems
Cons
mgmt works slow and does not take care of common amenities such as laundry room neighbors are very nosy small units and no soundproofing causes neighbors to complain about noise all the time mgmt does not react fast to common problems in unit (ie outlets not working)
Advice to the owners
To be as transparent and responsive to the tenant as well as the super so that things can get resolved in the building faster
