Great location, but needs better quality of life improvements
Pros
Excellent location just steps from the train with everything within walking distance. The fruit/vegetable vendor is convenient, and having security cameras at the entrance provides peace of mind. Rent stabilization is a huge plus. The building is well-maintained and clean, with pleasant neighbors creating a generally quiet living environment
Cons
The waste management system is overly complicated with excessive sorting requirements for trash, recycling, and composting. Requiring a key to access the back area for trash disposal is inconvenient. While security cameras are appreciated, their placement sometimes feels intrusive to residents. The proximity to the Salvation Army creates issues with loitering and public drinking outside the building. Cigarette smoke from the fruit vendor drifts into apartments. Street noise is a significant problem due to lack of soundproof windows
Advice to the owners
Simplify the waste management system and consider keyless entry for trash area. Address the loitering issue near the building entrance - perhaps work with the Salvation Army on solutions. Request the vendor avoid smoking directly in front of the building. Most importantly, invest in soundproof windows or at minimum weatherstripping to reduce street noise. These quality-of-life improvements would make this otherwise well-located building much more comfortable for long-term tenants
