Living at 2447 44th Street under CGB Management was a consistently frustrating experience marked by poor maintenance, safety concerns, and manipulative management practices by entitled landlords. Hot water was unreliable, often failing during peak hours, and loud music echoed throughout the building with no enforcement of quiet hours. Safety issues were routinely dismissed. Our mailbox was broken into, and despite requests to review security footage, management brushed off the incident and changed the locks without notifying tenants. Meanwhile, minor infractions like food theft from the lobby prompted harsh building-wide emails, revealing a pattern of selective enforcement. The washer and dryer were frequently broken, with long delays before repairs. Communication with management was evasive and inconsistent, and when I moved out for health reasons after giving proper notice, they unlawfully withheld my $2,400 security deposit, citing a broker fee they chose to incur despite re-renting the unit immediately. Their actions violated New York tenant protection laws and reflected a broader pattern of neglect, mismanagement, and bad faith. Do not recommend this place!
Advice to the owners
Tenants deserve reliable hot water, working amenities, and serious responses to safety concerns. Manipulative practices like withholding deposits unlawfully or deflecting accountability damage trust and violate tenant rights. In today’s review-driven world, professionalism and transparency aren’t optional—they’re essential.
