Really bad landlord

Pros:
Close to transportation
Cons:
Landlord doesn’t fix anything.
The house has leaks.
Have had to withhold rent in order for him to fix the apt.
Front of the house is cold during the winter and the back is always hot.
The property has mice. I have to buy traps and poison to kill them but we have them constantly.
Other bugs include ants, water bugs. At some point we had roaches and I had to buy the poison to get rid of them.
A few years ago we had slugs in kitchen.
We had to fix bathroom because there was lots of damage to the walls
Apt closets make clothes smell like mold
Advice to owner:
Maintaining the property also is cleaning common areas, and making sure that the property has no mice. The front part of the house is too cold.
Also don’t depend on your renters to maintain the property. It’s your responsibility to fix things
