Good family-owned building

Pros:
Landlord is pretty easy to contact via phone. Apartments are above a business, and it’s also easy to find someone downstairs who can help with any issues or get ahold of the landlord to respond. He also currently lives in the building, so he’s often around. Good neighbors who are respectful and pretty quiet. Great location near Dekalb L and Seneca M stops. Building is fairly secure as well, no issues with packages being stolen. In the 4 years I’ve been here, only had one issue with theft (bike was stolen from inside the building). Water is included with rent.
Cons:
Pest control isn’t great. Cockroaches have been a persistent issue, in spite of monthly spraying. Because apartments are above a business (funeral home), it’s occasion noisy when there are large funerals. Apartment is also on the corner of a somewhat busy intersection, so those who are extremely noise sensitive might not do well here. Bike storage is an issue, as there is no great place to lock up your bike inside the building. Central air can be a bit expensive, especially in winter and summer.
Advice to owner:
Please install something for bike storage or lockup for the building. Also please take pest control more seriously.
