Modern spacious apartment

Pros:
Super nice management and never increased my rent in 4 years.
Cons:
There is one tenant (mentally not well) in the building that is basically trying to make the building a slum and projecting at the landlord her actions raises questions what a tenant is entitled to in nyc.
Advice to owner:
Evict the tenant in apartment..
