Landlord more like scumlord

Pros:
Decent water pressure
Cons:
Huge mice problem. Huge fly problem. Barely any heat or hot water. Landlord will not repair, fix or solve any of the problems. Landlord is a huge hoarder and has first floor apartment (floor to ceiling) with trash and is now working on filling the basement.
Advice to owner:
Sell the building
