This building has so much potential to be great but its not

Pros:
New cleaning lady is great, the neighborhood is nice which is the only reason why I wont move. Just installed new security cameras. Finally fixed the buzzer outside after months of it not working.
Cons:
Weed smell is out of hand, super never comes to fix anything, heaters make loud noises at 5am, gas stove makes the apartment unbearable hot even in winter, garbage area is always a mess, rats and roaches, urine smell, constantly raising rent in a rent stabilized building, lived here 4 years my rent went from 1,425 for a one bedroom on the 4th floor walk up to 1,700. This is suppose to be affordable housing btw. Owned by a corporation when you call them or go to there offices the receptionist is rude and pretty much just says no to everything and not helpful at all.
Advice to owner:
I see the upgrades you are doing in the empty apartments new stove kitchen counter fridges even new entire bathrooms. That should be done to ALL apartments because i know the minute i move out you will upgrade the apartment and thats not fair.
