Lazy slumlord from hell

Cheap rent (for nyc), I have parking spot but no one else in building
Cons
Have to pay cash, hates fixing things, has the nerve to blame you for things, doesn’t want to listen, Apt was dirty when I moved in after being told it would be cleaned, told us he would paint and didn’t. He is LAZY. Doesn’t even answer my calls sometimes. The people on 2nd floor are SO loud. Landlord never does anything. Even after so many complaints. House is old so you hear a a lot noises. A lot of people live in the apartments, More than they should. 3 bedroom apt with 10+ people.
Advice to the owners
Retire and sell the property you’re obviously unhappy.
