This building is a few small steps above a NYCHA building

Pros:
The area is relatively safe and quiet compared to other areas. Decently close to flushing main st.

Where do I even begin....
Building is right in front of a bus stop and a traffic light so if you're facing that direction, it gets noisy. The lobby and hallways are disgusting: trash and food are thrown on the floor and not picked up for days. The floors are rarely cleaned. The stairs do not feel sturdy. The elevator breaks quite often. It is also small and with the amount of tenants we have, honestly we need two elevators. It gets so much action, sometimes there's a line of people waiting. The laundry room has been closed for at least 4 years and rumor has it is due to a bed bug problem in the building. I guess they haven't fixed the issue because the laundry room is still closed.
I've seen mice running in the hallways. The roach problem is fucking ridiculous. There is an exterminator who kind of doesnt help. The only way to truly fix the rodent problem is to seal up the baseboards which will come out of your pocket. There are tons of cracks in the walls where sometimes it looks like the apartment is falling apart. The cracks also act as special shortcuts for bugs to go in and out of as they please. The shower needs caulking and there is mold growing on top of it so whoever did it last time obviously didnt clean the shower before caulking. The floors are absolute shit and have holes and gaps in them. There was a leak in one of our bedrooms where the space between the ceiling and window had a crack. Its been two years and no one has come to fix it. They rarely give heat. The electric wiring in this building must need improvement because we are constantly replacing lightbulbs only to discover that lights will occasionally go off and on on their own. The exhaust fan in the bathroom doesnt work but instead seems to be a nice home for bugs. Dont live here unless youre desperate.
Advice to owner:
Just set the place on fire

It’s not the worst building in the area
Cons:
laundry room hasn’t been open in almost two years because of bed bugs. hallways are never clean and littered with trash. packages are stolen in the lobby. There is one elevator in a building that clearly needs two plus the stairs are not sturdy so you always feel like you will trip. constant infestation of bugs and rodents. Baby mice run around in the hallways. I’ve had to buy special treatment for roaches because it used to get so out of hand.
Advice to owner:
Please do a better job of maintaining this apartment building if you’re going to raise the rent.
