A nice, well-managed building
Pros
- The building only has 10 units - The current management (Hogwarts Capital) is generally very helpful and responsive, as well as the current super (Alex) - The apartments themselves are quite nice: high ceilings, floor-to-ceiling windows, lots of light, and an almost acceptable amount of bedroom space (although usually fairly small living rooms/kitchens). Gas burners and ventilation in the kitchens, pretty good dishwasher, nicely designed bathrooms - The noise isolation is, for the bedrooms specifically, usually quite good. I can't hear my roommate, and even loud music that a neighbor might be playing is almost inaudible in the bedroom. This is less so the case in the living room/hallways
Cons
- This building is right next to the subway and a pretty busy street. You're gonna get some traffic noise (especially during rush hour). The subway noise has gotten a lot better as they've upgraded the track, but also when they do repairs (maybe a few days a year), each oncoming subway needs to honk a horn to alert the construction workers. You will definitely hear it when they do this, and it is unbelievably annoying having it go off every 10-15 minutes during construction hours (which can start as early as 7am!) - No washer/dryer in units - Only two washers and two dryers in the basement, and one can be out of service for a few weeks at a time. With only 10 units its usually not a problem, but it's just frequent enough that you come down while someone is doing a double-load of laundry and you need to turn around - The central air is usually not quite strong enough to keep both bedrooms cool, and it will overcool the living room when doing so. The AC in the building as a whole is a little weak. The bedrooms have floor-to-ceiling windows which means a lot of heat in the summer in those rooms versus a relatively cool living room. - Apartment heat only seems to work when the building's main furnace is on, else heat does nothing, so you either get too much heat or too little. After my first winter here, I just bought a space heater for the bedroom and the living room mostly stays a comfortable temperature purely through good insulation and being near the building hallway. - Not enough counter space in the kitchen - The apartments as a whole could be a little bigger, but this is an issue with a lot of LIC + Sunnyside's new constructions
Advice to the owners
- See what you can do about the building's heating and AC - Add a third washer/dryer to the basement
