Chronic Maintenance Neglect, No Gas 10 Months, Rent Up 8% Yearly

Great location on the Upper West Side...truly a beautiful neighborhood with easy access to parks, restaurants, and subway. The front desk staff are genuinely kind and professional. Packages are always secure and never go missing, which is a real plus in NYC. In-building laundry is convenient, and the building is close to multiple workplaces and transit options
Cons
Tenants on the G Line have zero control over heating...it's either blasting or off, with no ability to regulate temperature in your unit. The G Line water pipelines are old and have caused persistent plumbing issues. I have personally opened 11 service tickets over the past two years for a chronically clogged bathtub drain that has never been properly resolved, pointing to a systemic issue with the riser rather than an isolated clog. Most egregiously, the building cut off cooking gas to our units and it was out for nearly 10 months with no clear resolution timeline. Management offered only a $300 abatement as compensation...an insulting figure for nearly a year without a functional stove. Meanwhile, rent has been raised approximately 8% every year, making this one of the most aggressively priced buildings in the area. Equity Residential collects premium rents while deferring critical infrastructure repairs and leaving tenants without basic utilities
Advice to the owners
Stop treating rent increases as automatic while letting infrastructure rot. Your front desk staff are excellent, they clearly take pride in this building. Leadership should match that standard
