- Apartments are all renovated in the last few years with new appliances in kitchen and bathroom - Rare and good value in respect to rest of Manhattan for units with in-unit laundry, convenient access for commute, and gym - Usually concessions upon signing new lease - Great amenities and study lounge

- Some of the doormen are sometimes cold and not that friendly - Upon renewal and losing the concessions, the rental increase jumps to at least $300+ - Area is a little loud because it is near 8th Ave and Times Square
