Pros

Great location/neighborhood. Lots of space.

Cons

Management responsiveness and accountability has fallen off a cliff. Major factor in my move. Tried to pass off renovating old elevator (shut down by the city for threat to life and limb at one point and will break any day) in rent. Super no longer collects trash on each floor so neighbors smoke and hallways are maybe cleaned monthly at most where it was weekly prior. Buildings in the area with nicer finishes and real amenities for same price.

Look at comps in Astoria (or even buildings on the same block) and not LIC to realistically price.
