Luxury Facade but not much more
Pros
The building has a package room in the lobby and a laundry room in the basement. There’s a 24/hr concierge as well in the lobby. The elevators are super fast (if they’re all running).
Cons
The North Building has experienced A LOT of water issues, in fact currently the hot water is being repaired during the coldest part of the season. Expect to buy your own water filtration systems, and be ware of periodic dirty brown water. I recommend getting a shower and bathroom sink filter as well if you want your skin to be protected from the nastiness. Although the building is new, they clearly cheaped out on a lot, every apartment is made with the same materials, the kitchen cupboards have started to warp in a few short years, and are a pain to clean any cooking grease off of. Might be worth it to simply cover them with a water resistant wallpaper. Same with the bathroom under sink storage. There are also small cracks forming from the ceilings and corners of rooms. And all the bathrooms are very badly ventilated on our side of the building and prone to mold even if we keep the door and windows open when we shower. Access to any amenities in the building including the terraces & conference room requires an extra $90+ per month and per person! (Not per unit). This is how they discriminate against rent stabilized (or housing lottery) tenants. They have us all in the lower floors just like snowpiercer and most of the other tenants (mostly transplants) are extremely uncomfortable sharing any space including an elevator with anyone they judge to be from a lower floor (aka anyone who is Black or Brown).
Advice to the owners
When tenants leave actually update the apartments to better materials: cupboards in kitchen and bathroom and fully tile the bathroom if you want your investment to last more than 1-2 years.
