Pros
The building guy, Andy is the best. He keeps the building clean and the trash at a minimum. This is the only good thing about this building and that it has Verizon Fios.
Cons
Living at 153 Essex Street has been a challenging experience due to several ongoing issues that have not been properly addressed. Noise Issues – The sound insulation in the building is extremely poor. Music from the upstairs neighbor begins as early as 7 AM, and due to insufficient door insulation, we can clearly hear music from our next-door neighbor late into the night. Additionally, The Ragery downstairs is excessively loud, and even from the third floor, noise levels inside the apartment spike from 35 decibels to over 70 decibels when they are operating. This level of noise disruption makes it difficult to enjoy a quiet and peaceful home environment. Laundry Facilities – There are only two washers and two dryers for the entire building. One dryer is functional, while the other is unreliable. The washing machines have also had issues with taking money without functioning properly, leading to additional costs and inconvenience for tenants. Utility Concerns – Despite NYC tenant laws stating that water should be included in rent, tenants here are required to pay for water usage separately. Additionally, heating and air conditioning are provided through wall units, which significantly increase electricity costs for tenants instead of being covered by the landlord, as is common in many buildings. Overall, while the location is convenient, these issues greatly impact the quality of living. For prospective tenants, I would recommend considering these factors before making a decision.
