Beautiful building , horrendous management
Pros
Building is beautiful, friendly front desk staff.
Cons
The new leasing office is under HORRENDOUS management (Daniel & Robby), to the point that I had to get a lawyer because they were not providing the legally required notice period for a rent increase more than 5% and unwilling to do anything to about safety concerns due to a violent neighbor despite acknowledging the safety risk and flat out saying I could leave if I wanted.
Advice to the owners
Do not let Daniel & Robby deal with tenants unless you want some lawsuits on your hand.
Dishonest leasing office
Pros
The doormen are friendly.
Cons
After two years, I ultimately had to leave due to a german roach issue and a serious lack of due diligence by Daniel, Robby and the leasing office team that has resulted in financial losses that they refuse to address- the most egregious of which includes the fabrication of several ambiguous room damage claims in order to add $300+ worth of charges against my security deposit. This all after I was erroneously charged membership fees of $200+ for the la palestra club and forced to call and email for weeks before getting an answer. I have lived in other buildings in the city and never once have had my security deposit reduced or withheld at all, let alone for “damages." Daniel had at first apologized and admitted that a mistake had been made and that I would be refunded for the extra charges (similar to my gym fee situation). Yet hours later, he would come back to say that no refunds would be issued due to photo evidence they found of me leaving behind additional furniture for his inspection staff to remove from my unit. Said photos were of furniture that did not belong to me and were clearly not taken inside of my unit. Daniel then told me that he and his maintenance team had found 1 piece of furniture with my unit number in the trash room and thus had reason to assume that every piece of furniture found in the building that day belonged to me. To be charged for random tenants’ furniture and also be sent misinformation about the terms of my move-out, which state that charges will only be incurred for furniture left inside the unit, is beyond understanding. Their dishonesty is deplorable. As for the german roaches- do not bother trying to get help from maintenance and avoid living on the 19th and 20th floors. I submitted a request and walked into my bathroom the following day to find two tiny glue traps behind my toilet. Unsurprisingly, I would see three more crawling around my living room later that week. You can also see the pest complaints for yourselves here: https://hpdonline.nyc.gov/hpdonline/building/966632/overview The only positive quality of the building is the doormen. But in all of my years living in the city, I have never been mistreated or lied to by a leasing team to this extent.
Advice to the owners
Don’t fabricate charges against your tenants that go against what is stated in written communication. There is a serious misalignment between the terms laid out and their execution which suggests that honesty and treating tenants in good faith is of no importance to the leasing staff.
