What does “low-open-violations” mean on Openigloo?

It’s a filter based on open violation signals from NYC open records. The goal is to help you start with buildings that have relatively fewer open items, but conditions can change, so confirm directly with the building.

How up to date are the open-violation signals?

NYC open records can lag real-world conditions. Treat the signal as a starting point, then verify by asking the building what’s currently being addressed and when repairs are expected.

Does “near the SIM34 bus” guarantee a specific commute time?

No. It narrows the search to buildings along the SIM34 route area, but walking time, traffic, and stop location still affect your total commute.

Are these buildings guaranteed to be violation-free or problem-free?

No. “Low” is relative within the available data, and different units can have different issues over time. You should still do a walkthrough and ask targeted questions about maintenance and response times.

How should I use the Openigloo rating for these buildings?

Use it as one signal among others. In Sunset Park, the page covers rated buildings with an average rating of 3.0/5 (across 14 rated buildings), but experiences can differ by unit and landlord.

What should I ask the building before signing a lease?

Ask about the current status of any referenced repairs, expected timelines for ongoing work, how maintenance requests are handled, and what documentation or move-in requirements apply for your lease.

Which neighborhoods are trending right now in this scope?

Bushwick with 12,589+ buildings; Downtown Brooklyn with 3,920+ buildings; Stuyvesant Heights with 7,834+ buildings; Flatbush with 5,564+ buildings; Park Slope with 7,025+ buildings.
