What does “low-open-violations” mean on Openigloo?

It’s a filter based on open violation records for the building. Use it to shortlist buildings, but still confirm current conditions directly with the landlord or management.

How does the Q59 bus filter work here?

The q59-bus pair focuses the search on buildings in Elmhurst near the Q59 bus corridor, so your commute options are closer to that route. Always confirm the walk/transfer time from the specific building address.

Is a low open-violation rate a guarantee there are no problems?

No. Open-record signals can lag real-world conditions, and they don’t cover every possible issue. Ask about recent maintenance, ongoing complaints, and repair timelines.

Where do the building signals come from, and can they be outdated?

Openigloo uses open-data signals for violation-related data. Those records can change over time and may not reflect the latest repairs, so verify status with the building directly.

What should I ask the landlord before signing a lease?

Ask what issues (if any) are currently being addressed, whether there are planned repairs, how maintenance requests are handled, and what you can expect during the first weeks after move-in.

How should I use Openigloo reviews for this filter?

Treat them as a tenant-experience layer on top of the violation signal. Focus on maintenance responsiveness and recurring issues, and compare multiple rated buildings rather than relying on one datapoint.

Which neighborhoods are trending in this scope, and how many buildings are in each?

Hunters Point with 2,110+ buildings; Ridgewood with 3,826+ buildings; Sunnyside with 1,960+ buildings; Ditmars-Steinway with 2,222+ buildings; Forest Hills with 1,363+ buildings.
