Decent building, some issues though

Elevator, laundry in building
Super is really helpful
Apartment is spacious and has a great layout
Cons:
Laundry machines keep breaking down
Hot water and/or heating wouldn’t work occasionally
Minor pest control issues; recently there have been rodents spotted
Management is fine, but unwilling to negotiate or meet you halfway on lease renewals
Advice to owner:
Work with tenants on rent instead of suddenly raising it by 25-30% and fix the boiler please!!

Very nice neighbors and quiet, only noise comes from the streets. Attentive and kind landlord. Very easy access to stores, restaurants, laundry and coffee shops. Management responsive about mold concern.
Cons:
Cockroaches, AC unit left behind by previous tenant covered in mold, mold in dishwasher, pest control sign up but have not heard from management.
Advice to owner:
Pest control needs to be more attentive. Inside of building and foyer needs to be cleaned and updated!!!

LES is a good time.
Cons:
What they are trying to charge is absolutely not worth it for this amount of money. Find another place for $3k. They advertise some apts as 1 bedroom but they are not big enough for a bed to be in it. There are 0 amenities in the building. Amenities are dated; bathroom should have been renovated before I moved in

Superintendent. The only pro of the building is him.
Cons:
Kahen is unresponsive and has a faulty boiler that is ready to explode any second. It makes noise that permeates through both this building and the neighbor building. Imagine Mike Tyson hitting your floor to ceiling heat risers with a baseball bat every 2 seconds. All day. Everyday.

I'd give advice but they obviously don't listen.

Fine building. Poor management

The apartments are a good size, and the location is great if you're looking to live in the heart of the city.
Cons:
The management company - Rialto Management - has a faux-responsiveness to any issues. Whether it is on accident, or they really think people are that stupid, I have no inkling. Either way it is unacceptable. The superintendent services company they have hired to manage the building is worthless. We have lived here a year and STILL do not have a working light/fan in our. bedroom. We've talked many times with Rialto to fix the endless issues we have with the apartment and they make a show of setting up someone to come fix something but that person will most assuredly NOT show up. The only thing you can depend on is that Rialto is not dependable. Need more anecdotal evidence? Trash service is abysmal at best, at worst it is criminal (literally! Multiple citations and summons.) The most responsive they've been is to install window guards (we have a newborn). In fact, it bordered on harassment. The ironic part is that we didn't even request them. They are required by law to have them installed so they actually worked hard to get them finished. Not to care for their tenants but to keep their own butts safe. This has only lead to more problems as now none of the windows are in the tracks, so we have full wind coming through these ancient and broken windows. The breeze literally moves our curtains. Unacceptable. The single washing machine they have is often broken, and the one light leading down the stairs is never working. The basement area is straight out of Saw 3. I always expect to see a creepy clown doll riding a little tricycle.
Advice to owner:
Do so much better. For how much you're charging for these apartments, people should AT LEAST have working lights.

Kind of a decent price, though the rent is going up and up.
Cons:
Where do I start. Paper thin walls so you can hear everything. Hallways are always dirty and recycling overflows. We can always smell strong cooking smells from other apartments and people smoking. The street seems quiet but is actually super noisy because of bus route and proximity to FDR. Building not very responsive to repairs or pests. We got mice three times.

We've enjoyed our time here. Apartments are pretty narrow, but decent space for the price. Ours had high ceilings and was a studio loft--great deal! Most street facing units have sliding glass doors to the fire escape--our only window, but it was definitely nice to have. Management usually very responsive to any problems. Live-in super is personable and effective, though always needed to follow up on when he was coming by.
Cons:
Hallways are a bit grungy, though they did finally paint over the garish wallpaper. We could frequently smell food and smoke in the hallway, but that didn't travel into our apartment. Elevator breaks down quite a bit, as do the machines in the laundry room.

Amazing location, beautiful spacious 2 bedroom apartment with high ceilings, and a friendly Sup.

Horrendous heat/hot water issues during the entire winter. untrustworthy property owners (JKNY real estate) who lacked accountability and professionalism, horrendous mice problem, cockroaches (above restaurants), and the gas stove had serious issues for over a year and did not work so we couldn’t cook

Fix the heat/hot water issues for the long term, so that tenants aren’t brutally suffering in freezing temperatures in the middle of the winter, as well as the gas for cooking and pests infestations.

Very noisy because there’s an irish bar downstairs. There was a gas leak last year and the management didn’t compensate tenants for 5-6 months of no gas (even though they said they would). Water pressure was terrible.

Landlord raised the rent last March in spite of the pandemic! No decreases offered!!! Garbage and cleanliness is minimal

Super is unfriendly and honestly the laziest person I’ve ever met, he won’t help with anything you ask him to do. Cockroaches and mice... beware folks, this is a poorly maintained building

Just because this is a rent stabilized building doesn’t mean you can neglect it’s tenants and maintenance. Invest in hiring a Super that cares. Invest in replacing and repairing the laundry room. Replace the hallway carpets. Paint the walls

Truly the worst living experience

Dealing with Rialto is an absolute wreck. We lived with mice in our apartment for a full year. When they actually respond, they don’t offer much help. They sent an exterminator a few times, but after they kept coming back, they gave up trying to help us. I literally would find mouse poop in my bed. When our fire alarms were not working, getting them to replace them was like pulling teeth. They came to our apt, took the old ones out and didn’t replace. They proceeded to tell us they did replace them and they wouldn’t be returning. Sending a picture of the missing alarms wasn’t even enough for them. They also keep their garbage inside the building on the first floor. By the end of the week it piles up and smells repulsive. Maybe that’s why they have a pest problem.
Advice to owner:
Make your apartments LIVBLE and listen to your tenants when they tell you there is an issue. Also, figure out a way to have your garbage outside the building.

Space is small but it’s NYC so that’s expected, outdated appliances/finishes, if you live on the south side of the building it can be noisy from the busy street, hallways could use some updating/fresh paint, sometimes garbage outside is overflowing
