Nothing can be more amazing than a rent stabilized apt. Gas as is included in rent. Live-in super is very responsive, fast, helpful and nice. I love them. The sidewalk in front of the building is cleaned prob every morning which make it shit-free on this shit-over-loaded street. I really appreciate. Most neighbors are friendly except nuts. Apts facing the street on higher floors got nice east sunlight, pretty bright and there’s a decent big tree on the opposite front sidewalk, brining seasonal colors. Exterminator is available frequently. Rental office is nice and honest.
Cons:
You may not find any real parallel lines or 90 degree angels on walls and floor, door frame or door frame. They are all organic. The textures on the wall present a “Taxi Driver” vibe. You can directly look into the history from those hole putty patches everywhere. This is actually pros, hanging portraits on the wall can’t damage the wall visually. The floor is so so thin and bouncy. If you hold and swing a two years old kid, you can see the water in the glass on the table is shaking. No joke. But the most horrible thing is if your neighbors love knocking walls like nuts because you are tripped by furniture or slipping by stuff or even simply cooking in day time(?), this will traumatize your every single step, very bad for mental health. Sometimes kids are playing in corridors running yelling. You can clearly smell neighbor’s every meal, no joke, not from the door but from the closet and floor. The constant smell in the living room probably is what the wooden structure absorbed for years. Radiator got water hammer issues. It can’t be helped, banging loud every 4am. This street is small but people double park a lot, all the time, everyday. Long honks happen everyday. Sometimes it gets lucky, ambulance’s siren is going on and on for 20mins and still nobody cares. Thank god our sidewalk is clean. From this building’s south border to Beverly road is dog shit public lavatory or what. If you stop staring at the ground, you bring some shit home.

Keep common areas clean and safe. It’s been improving but has a way to go

Well-kept building south of the park

I’ve lived here a year and am very happy with the building and its management. The lobby is clean and quite beautiful, trash procedures clear and hygienic, monthly pest control service, and responsive super. Block and building is quiet. Mostly families. I’ve never had noise issues. Packages are delivered inside the locked lobby. Layout lets ample light into units
Cons:
It has a D rating for energy efficiency. There have been some reports of package theft but none affected me.
Advice to owner:
Maybe consider adding benches to the courtyards (with a curfew). Feels like wasted use of outdoor space
