Old building, no amenities, owner/super unresponsive

Pros:
The location and the fact that you can unlock the front door with your phone remotely from anywhere.
Cons:
- unresponsive owner and super - too expensive - no elevator - lots of bugs - hot water mysteriously turns off - no laundry in building - thin walls - little space
Advice to owner:
Lower the rent :)

Squatters did happen and often residents would put personal trash in hallways
Advice to owner:
Enforce trash be cleared from public halls to prevent roaches

We had a pest problem and the management did send the exterminator multiple times. However each time the exterminator came, he pointed out the entry point where they were coming in from. When we asked our landlord to fix this, they referred us to our super who did nothing. Therefore, still have bugs and the exterminator has to come every month or so. Seems crazy that they would rather pay for an exterminator than maybe $20 for some caulk to fix the problem. The heat was just not on for random amounts of time throughout the winter. This actually got so bad that we had to call the city and they sent an inspector out who verified our claim. There were also long periods without hot water.

-apt itself is gut renovated -recently renovated hallways which helped a lot -owner responds pretty fast
Cons:
-steps area outside building has people loitering -dirty entry way -apts would be really cold sometimes in winter and heat turns on sporadically

Mismanaged and Unsecure Building

Inside units are renovated with updated appliances. At the upper levels, no pests but some gnats in warmer seasons.
Cons:
This building is in an unsafe area, with homeless people loitering around the block at all times of the year. We frequently open the door to someone sleeping on the steps, often having to ask people to move to get to the door or stepping around people to get out. To make matters worse, the door often doesn't close properly and management does not do anything about it. At one point the front door lock was completely broken and management did not fix it after being notified. Police had to come to the building as a non-tenant was in the stairwell. Also -stairwell in disrepair/carpet coming off -frequent package theft -unresponsive super/owner

-renovated apartments (though they are tiny and they’ve added walls to 2 bed apartments and are now listing them as 3 beds) -very good subway and public transport access
Cons:
-carpet coming off of steps is a safety hazard -staircase and hallway area does not feel clean and is not updated -steps and entrance into building are dirty -apartment was not given to us clean. It was really gross and management was unresponsive about this and didn’t offer any help. Had to delay move in because we unexpectedly had to deep clean everything
Great location, updated appliances, amazing sunlight
Cons:
Roach infestation, they blast the heat so much that often cannot sleep, management sucks, our shower water temperature doesn’t work and is often cold and still has not been fixed after asking for 3 weeks. Our whole kitchen stopped working and it took an entire month to get help. Our whole kitchen including the fridge, stove, microwave, and dishwasher.
Advice to owner:
Do better.
