Decent Ownership, but Definitely Issues Over 3 Years

Pros

Amazing location, the super was very helpful and generally problems did get fixed quickly or eventually. We got our full security deposit back, which shocked me. While we lived there (2021 to 2024) you could access the roof, although the door said you couldn't... There was always hot water. Lots of cons listed below, but honestly would live there again given how amazing the location was.

Cons

First issue was the apt was advertised as pet friendly, and they immediately went back on that when we inquired about a pet. The way they handled it really rubbed us the wrong way. The landlord also told us when we signed we would not have the rent raised more than 5%, only to raise it the next 2 years by 20%. That's just NYC for you but frustrating. We had major mice issue, landlord did send exterminator, but he was really not much help. We did most of the mice catching, and eventually it did get better from our efforts. The heat was really all or nothing. Some days it would be below freezing and it wasn't on and therefore it was 50 degrees in the apt for over 48 hours... landlord was not always super responsive with that issue. Other times it would be on at full blast and we had to have all the windows open in cold weather to try to counteract. The wiring in one of the rooms was faulty, and I woke up one day to an electrical fire at 6am. The super told me "oh you shouldn't have plugged something into this outlet" (???) There is a nightclub across the street (The Metropolitan) that bumps music all night long for most nights of the week, we had to get two sound machines to drown it out. Not the landlord's issue, but def a big factor. We had our bed (2 bdr) on the other side of the apartment, but since the street Metropolitan is a truck route, and the trucks go at all hours, that was worse. People often left the front door open, so packages got stolen not infrequently.

Advice to the owners

Honestly thought they did a decent enough job. I could tell they tried their best to resolve issues, although at times it was very slow.
