It was ok

Pros:
Excellent super, decent trash management, brightly lit and clean lobby + hallways
Cons:
Water issues -- sometimes went a month with varying levels of hot water
Advice to owner:
Fix the hot water consistency

The Good & The Bad of 202 S 2nd

Pros:
Location is unmatched but that's only because Williamsburg recently has become a hotspot to live. Its well located between L and J/M trains. Appliances are updated in my unit, and I have laundry in-unit which is a luxury in NYC especially older buildings. The current super to this building makes up for the unhelpful management/landlord, you can tell the super cares.
Cons:
There's a ton of bugs in the units and in the hallway. The trash for all the building is kept in the hallway which is so dirty and always smells. Windows don't shut all the way. Water pressure and heat barely functions. My unit did get new appliances, but the rest of the unit was not renovated. The hardwood floors are as old as the building, they are all cracked and broken to which I get splinters and holes in my socks regularly. The walls and floors are also uneven, there is a slight tilt to the unit, so overall it hasn't been well kept or cared for.
Advice to owner:
Hire people to clean the building regularly, move trash outside the hallway. Also update the units that have clearly unkept parts to the original unit like flooring/windows. Listen to your tenets when they complain about things not working and be more responsive.

Not worth the rent increase

Pros:
Location, fine enough neighbors, good neighborhood
Cons:
Building was bought and gone downhill from then. $1000 increase for what? No amenities. No roof access. Roaches. Rats. Maintenance takes weeks to get back to you. Not worth the rent increase.
Advice to owner:
Make the building better if you’re going to raise rent. It’s a good location, but you have nothing to do with that. Fix up the roof. Hire more people so things actually get fixed. Be more than vultures buying up building a and forcing people out because they can’t afford your sub-par building.

Quaint and in a solid community

Pros:
Neighbors were wholesome. Quiet. Great location that’s a block or two to great spots. The kitchen is updated but small. The building super, Deon, was great.
Cons:
Very janky apartment layouts. The 1 bedroom I lived in was very small. The bathroom also very small with a heating pipe right in the middle when you would enter the shower. I still have a scare from bumping into it.

Cons:
The trash area is infested with rats, so much so that you can’t even take your trash out - leaving trash to pile up in the building hallway. The rats have also made their way into the walls - you can hear them running and squeaking.

On top of that, the boiler is extremely old and our heat and hot water is constantly going out.

The management also sends out lease renewals (which they call “offers”) to renewing tenants extremely late - possibly 2 weeks (if that) in advance of lease termination.

Management has gotten better in the last couple years, but this is still the state of the building today. Disgusting.

Great location. Kept decently clean minus people leaving their trash in the hall. Good sustainability score.
Cons:
People leave trash in the hallway- ive seen a rat in the lobby before. No mail room, packages sit out.

WORST EXPERIENCE EVER! WORST MANAGEMENT EVER!

Pros:
There is literally not one pro of this building. Don’t waste your time viewing it. You’ve been warned.
Cons:
Upon entry, you’ll find that the hallway is FILLED with garbage due to lazy tenants that can’t be bothered to go outside to bring out their trash. If you have an issue, they request you submit it through a portal they set up for you however you will NEVER hear from management or super. Literally the worst building experience I’ve ever had. Things falling apart everywhere. Smells repulsive. Awful. If I could give all ratings a 0 I would have.
Advice to owner:
Do MUCH better at keeping your tenants happy and invest I staff that are actually going to CLEAN the building! Also while you’re at it, invest in renovating the rooms.
