Abysmal building, do NOT go there

- The water pressure is good - Location is good
Cons:
- Several rats/roaches, dirty - Restaurant next door (Tadhana) is very noisy and smelly, right outside window - Had NO HEAT (!) with 2 months during winter and management is extremely unresponsive - Doorbell was broken at least 20 times and management is very unresponsive - you WILL regret moving into this building - trash often accumulates - packages get stolen all the time

amazing location - within walking distance to almost everything - close to williamsburg bridge, chinatown, soho, east village - quiet neighbors - elevator in building

building is old & management sucks
they don't care because once your patience runs out they'll just find a young/ white /tech or finance bro to replace you. clearly don't rent to ppl in the community or to other chinese or asian/black/brown ppl
tenants have to repeatedly "complain" about serious issues. problems with heat, roaches, mold, leaks, theft etc

The apartment is well located near the F and two citibike racks. Location is great, working elevator
Cons:
packages constantly stolen, no laundry in building, noise and smell from restaurant below (Tadhana), mice and roaches in the units, buzzer is broken constantly, unresponsive landlord to any building issues, security camera doesn't work

Management never responds. Landlord doesn’t respond to any leaks or repairs. Was without heat from Fall-Winter, but management finally fixed it in the spring and would keep it on full volume when it was hot outside.

Perfect location. Amazing natural light. Large living room. Large bedroom. Elevator. Don't really hear your neighbors. High Ceilings. Lots of closet space.
Cons:
No heat. Unresponsive Landlord who can be condescending in his conversations. Management doesn't show concern for safety issues with the building door not slamming shut and locking. Packages constantly stolen. Rent jacked up ~16% even though there was no heat.
Advice to owner:
Better/regular communication with tenants when there are major issues in the building. Care about the safety of your tenants. Do the necessary work on the building and don't argue & gaslight your tenants to avoid proper care.

Great apartment, prime location, shit management, no heat in winter

Pros:
The location is great, there's an elevator in the building, the apartment is spacey, and a couple of laundry places are under a min walk. The apartment has a lot of natural sunlight, despite being on Allen facing the traffic and madness it's not actually that noisy. You're close distance to a lot of amazing food and multiple subway lines are under 5 minutes walk. Super short walking distance to SOHO, and china town, grocery shopping is very convenient too.
Cons:
The property management is shit. The building intercom does not work, you basically cannot communicate with anyone through the intercom, more often than not the buzzer is broken and you'll have to go open the front gate downstairs for friends or delivery. The front gate is also often broken and anyone can easily open the door, there's no security camera in the building, packages often get stolen. During this past winter they have not been providing city-regulated adequate heat, imo, paying the fine is probably cheaper than replacing the broken boiler. If you email the property management they also does not respond fast. The property management office is also only open on Mon, Wed, Fri so if you have an issue on Tues and Thurs, good luck on that. They have a chinese handyman who barely speaks English and it's not easy to communicate anything with him when he's fixing stuff in the apartment for you. When it rains it leaks. If you're willing to pay $200 electricity bill in the winter blasting your space heater to not die from coldness, it's actually a decent spot. Just expect that your concern will not be addresssed immediately.
