Be careful with this building. The lease they offer has clauses that aren’t legal in NYC, including a demand for a double security deposit and other questionable terms. The building isn’t legally registered for rent, and there are ongoing plumbing problems, pest issues (ants, etc.), and overpriced utility charges. They’ve also tried to sell the building before and were reportedly prepared to kick out tenants right away if the sale went through — it ended up falling through because of the property’s poor condition. Overall, it’s the kind of situation that looks fine at first but quickly turns into a headache. Wouldn’t recommend renting here.

Advice to the owners

Follow NYC housing laws, register your building properly, offer legal leases, and maintain the property. Tenants shouldn’t have to deal with illegal clauses, plumbing issues, or pest problems. In short — do the bare minimum to be a responsible landlord.

The worst part about living here isn’t the apartment itself—it’s the people who own it. They call themselves landlords, but in reality they’re running the place like a cash grab. Every year, they try to jack up the rent by hundreds of dollars while ignoring basic responsibilities. When the sewage pipes burst, they forced us to pay out of pocket for the repairs. Pests are never treated, so you’re left to deal with that on your own, too (ants, roaches, bed bugs, etc). Utilities? Forget it. Besides cold water, everything else is extra—heat and hot water is on you. And when you finally move out, don’t expect to see your security deposit again. I learned that lesson the hard way, and it’s a pattern that’s happened to others before me. Classic slumlord behavior and outright exploitation of tenants.

Advice to the owners

Be humane.
