Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of Bahram Benaresh’s buildings reveal mixed tenant experiences. Positives include spacious apartments with ample natural light, well-maintained rooftops, handy locations near Marcus Garvey Park and transportation, and generally quiet neighbors. Many appreciate the helpful on-site superintendents and effective pest control in some units. However, issues with management responsiveness are common, with slow repairs, prolonged security deposit returns, and occasional disputes over maintenance responsibilities. Garbage management and building cleanliness sometimes fall short, exacerbated by challenging neighborhood conditions such as drug activity and package theft. Renters advise improved communication and better management attentiveness to enhance overall living conditions.

Reviews

Former tenant·30 minutes ago

Management was the main problem.

Pros

Spacious apartment with natural lighting, overlooked Marcus Garvey Park, convenient location. Would be a great apartment under different management.

Cons

Bad management, small kitchen area, not enough space for garbage/recycling, and there was only one washer and one dryer for the whole building and they almost never worked. But the worst part by far was management. We had issues with our toilet since we moved in, and we had flagged those issues to management. One day towards the end of our lease, our toilet malfunctioned so badly that it caused an electrical fire 2 floors down. Management tried to fine us $600 in damages, which we refused because we had told them of these issues months ago. It turned into a rough back and forth (to the point where I started consulting some lawyer friends) until the toilet malfunctioned again when we weren’t home. After that, we sent a final email reiterating that we’re not paying the fine. They never responded, but they also never pursued the fine. It also took almost 2 months to get our security deposit back.

Advice to the owners

Sell the building to someone who actually cares about their tenants.
