The marc lobby is nicer than the apartments

Nice gym, but has slowly been neglected since pandemic. Close to many major subways. Not an old building but certainly not new.

Doormen are great.
Cons:
Elevators are HORRIBLE and routinely takes several minutes to wait for. This has been an issue for at least 2 years.

Rents are ridiculously high now for the value. This building does not justify luxury rental prices that are much newer in comparison and better kept.
Advice to owner:
Current rent prices DO NOT justify the value living here and the elevators are literally one of the worst parts about living here. We don’t care about yoga nights or events at other Moinian properties when we can’t event get up into you apartments without waiting 5-10 mins.

Review of the Marc (midtown)

Cons:
Often only two of the four elevators work. Given that it is a tall building with 48 floors this is really troublesome and can cause delays when you are trying to get to work or a meeting on time.
Advice to owner:
Make sure that the four elevators are working.

Great Views but not much else

Clean building, never saw a pest. Nice gym mostly. Great sun deck. Doormen and maintenance workers are very nice and helpful. Amazing views, nice neighbors. Never had a problem with neighbor noise. Apartments get amazing sunlight.
Cons:
Management is terrible, unresponsive, and unhelpful. In the winter my room was super hot and wouldn’t turn off even though they “fixed” it. Heat didn’t go off until May. In the summer your AC bill is huge thanks to the floor to ceiling windows. Apartments are cheaply renovated with fake wood floors and cheap finishes. Noise from street took a long time to get used to. There is a police station across the street and a fire station down the street, so sirens are constant. Not to mention car honking.

Nice place, great staff and doormen.
Cons:
Quite unresponsive and poor customer service from the management company. Often slow to respond to messages, regularly do not follow up several times with small things like getting a new key card. Hallways a bit old but they are getting updated.

Be a bit more attentive to emails and requests.

Property management unresponsive, apts dated and lines for the elevators

Pros:
Apartments are nicely sized and lots of light from the floor to ceiling windows. The doormen and staff are friendly and always swift to help. They are the best part about the building. It’s also extremely convenient for subways, restaurants and theaters. Can’t beat the location.
Cons:
The property managers are very unresponsive and would prefer you leave rather than work anything out or offer you any deal, if anything they try rip you off. The apartments and the gym are dated and need a proper upgrade, they are doing very light cosmetic touches but nothing like what they should for this $$. The windows have bad draft in the winter and water will floor under the window if it’s raining badly. The management team switched off the heat and air con for the public areas on the residential floors to save money, so food lingers and in the summer the corridors stink of food, it used to work but for the past two years they have claimed its broken and still needs fixing. The lines for the elevators can be bad and sometimes you have to wait 15 mins to get in an elevator, sometimes more. And they don’t give back your security deposit on time, people are still waiting. It was nice in the beginning but it’s time to go.
Advice to owner:
Be more friendly and responsive. Not answering emails or phones is terrible customer service. Return deposit checks in time, within 14 days, it’s New York State law. Do proper upgrades to the apartments. The building is in a great location, invest in it properly. Stop cutting corners and turn the air on in the floors and ensure all the elevators are working so people done have to wait for 15 mins or longer as there are only two running, which happens all the time.
