Nice and New but Beware!

Pros

1. New modern building. 2. Up to date ( New) stainless steel appliances provided. Dishwasher and microwave included. 3. All apartments have a balcony. 4. Ceiling to floor thermo windows. 5. In wall air conditioning/ heater units. 6. Built in bathroom heater. 7. Beautiful woodlike floors, marble-like bathroom walls. 8. Thick walls and floors that block out a very good amount of noise. 9. Tap and go keyfob to enter the building. 10. Laundry room, bicycle storage room in basement.

Cons

1. I truly, TRULY suspect that this building has many section 8 tenants. I'll just call it for what it is. As the old saying goes "if it walks and quacks like a duck then it's a duck"! 2. Modern building but the immediate area is VERY filthy! As soon as you exit the building there's trash and debris in front of the entrance a lot of which is blowing up and down the sidewalk. A lot of times the lobby is littered with debris from outside. 3. Ceiling to floor thermo windows are a nice touch however it would've been nice if the owners would've provided basic roll up shades. 4. You HAVE to pay for your own heat! Yes there are no radiators in this building so the only source of heat is from the in wall ac/ heater units. These are not ideal because these units are near the ceiling and what does heat do? It RISES! Therefore the unit basically has to be put on high and oscillate mode in order to get the place sufficiently warm. Not good at all. 5. Since there are no radiators or a true forced air climate system, the bathroom requires it's own heating unit. 6. Minimal storage ie I have the one bedroom top floor unit and it only has 2 small closets! One in the entry area and the other in the bedroom.

Advice to the owners

Nice apartments & nice amenities but a few points removed for the ac/ heater units which are not powerful enough with air conditioning and not ideal for heating the apartment efficiently.

Always loud, reeks of weed, burglaries, amenities don’t work, dirty!!

Pros

The apartment layouts and floor to ceiling windows are beautiful. Everyone who comes to visit loves the apartments and the view. Italian kitchens and beautiful appliances, the design of the apartment and especially the bathrooms are awesome. no bugs, but only cause the building is recently built. Central air. Everyone has a balcony.

Cons

So many things: - the walls are very thin. You’ll hear conversations in your bedroom that your neighbor is having. And of course, about 90% of the people in this building blast extremely loud music, even until 3AM. My apt shakes from bass from someone who isn’t even adjacent to me. Its crazy! - The vents are all connected throughout the building, so you’re going to smell someone smelling weed IN YOUR APARTMENT. I get blasted by weed smell even at 2AM. Microwaves are not installed properly, so weed smell comes in through microwave vent, bathrooms and all AC units. Every floor has at least one pot head so expect weed through the hallways and lobby too. - There is no live-in Super, and no one who comes to check the building for cleanliness. The property management hires a single family (children are present) to clean the whole building. They shove every floor’s trash into the elevator at once, making it unusable and stuffed. The lobby become dirty, elevator still has smears of garbage and no one cleans it. - the building was open to renters at the end of 2020. We were promised a furnished roof terrace, working laundry/dryer, and a bike storage place. The roof has a wire fence, bike storage is still to this day filled with construction equipment and trash, and half the laundry units don’t work. This place has been open for 8 months only. - when I moved in I didn’t have working electricity, there were already water issues (needed plumber to come 3 times) and I have a broken mirror they never fixed. - there’s already been a burglary in the building so you’ll see wanted signs in the lobby of course. - the intersection of Ave M and Ocean is extremely loud—cars constantly honking and kids on motorbikes all day. Everything I’ve listed above I’ve complained to the management MULTIPLE TIMES and nothing has ever come of it. Avoid this place. I’ve lived in NY for decades and never complained to building management before, but I have this place’s number saved on my phone.

Advice to the owners

Listen to renters who call you to complain about the state of the building and don’t be scared to tell neighbors face-to-face that they need to be quiet or keep the weed smells to their own apartments. I’ve never had a super who allowed renters to just do whatever they wanted. Clean the building. Open the promised amenities. Get better security.
