Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of buildings managed by Joshua Gotlib reveal a mixed experience primarily marked by poor responsiveness from management and persistent pest control issues, especially with rats and cockroaches. While some buildings have well-sized apartments and good locations near parks and subways, cleanliness and garbage management are often subpar. Multiple reports highlight unprofessional management, delayed or neglected maintenance, and ineffective pest remediation. However, individual supers are sometimes praised for friendliness and effort. Rent stabilization is common across buildings, yet tenants frequently express dissatisfaction with management communication and upkeep, suggesting a need for more proactive and responsible oversight.

Rent stabilized building with a good sized apartments

Pros

There is an app which can help to create a ticket (plus rent paying), so the manager will see it and maybe expedite the case (broken toilet in my situation ) a little . Situation with trash is good, porter does a good job. Most of the apartments are renovated so washers/dryers in a unit. Pretty close to the subway and 2 parks (Morningside and Central).

Cons

Supervisor is slow. Cameras barely work. Only the first floor is getting cleaned once a week. For the hot water you have to fight and call 311. It’s not bad all the time but once in 2 months it becomes cold for several days.

Advice to the owners

Please, install the new cameras and check the boilers.

Fine, but had out of control pest infestation

Pros

I had subletted a room in a 3 bed/1 bath unit in 2025, so I can’t speak directly to management, but based on communications with my sublessor, it seemed like management was fairly timely with requests regarding the out of control roach infestation in the building. It took a week or two, but they had the pest control people come and spray. I can’t speak on heating, since there were major heat waves that summer. The neighbors seemed very quiet and respectful, and I don’t have any complaints on noise or disturbances. Water pressure was also consistently good. The building itself seemed to be pretty well cleaned.

Cons

Unfortunately, anything that I did or even the pest control people did ended up not helping. Garbage management was also questionable, and rats would always be in the garbage bins outside and squeaking every night. Ventilation in the bathrooms was also non existent, at least based on my experience.

Advice to the owners

Be a little more proactive about the pest issue. I cannot imagine how bad it probably was on the lower floors.
