Review Summary for Hilary Gardens Company LLC
Summarized from anonymous rental reviews on openigloo.
Tenants of buildings managed by HILARY GARDENS COMPANY LLC consistently praise the attentive and friendly doormen and staff, contributing to a positive living experience. The buildings are generally clean with well-managed garbage services and effective pest control. Residents value the prime locations and appealing amenities like rooftop pools, though access fees can be a downside. Elevator reliability and occasional unresponsiveness from maintenance or superintendents are common concerns. Noise levels vary, with some noting street and tenant noise issues. Rent increases are frequent without much flexibility, which some tenants find frustrating. Overall, expect courteous management and well-kept buildings but prepare for some infrastructure challenges and rising rents.

Greenwich Village gem
Former Tenant
Pros:
Amazing views and sunlight from apartments above 23rd floor, rooftop pool unheard of in Manhattan (for a fee), amazing doormen and staff
Cons:
Raise rent 8% every year the past few years with no negotiation, dogs pee all over the sidewalk in front of the building so it always smells, the super George is unresponsive and unhelpful

Great rental building
Former Tenant
Pros:
Great building with nice doormen and staff, clean lobby, large apartments with good views
Cons:
Elevators get backed up frequently and are often out of commission
Advice to owner:
Fix the elevators

Wonderful building & tenure
Former Tenant
Pros:
The doorman are incredible and the reason we were so sad to leave. The units themselves were very nice (we lived in 2 over 5 years!) and the maintenance team was super responsive and great to work with. Incredible location. We miss the building so much!
Cons:
The years of the elevator upgrades made for very painful long waits, but ultimately were worth it. The hallways could be nicer, and we wish they had larger units, also there is no flexibility on rent negotiations, which was painful during Covid.

Greenwich Village high rise rental with Rooftop pool
Former Tenant
Pros:
Having the Pool during the summer (have to pay extra for) and good zoned Public Elementary School. Staff ( doorman porters & handyman) have been here for a while and are great.
Cons:
Rent keeps going up for existing tenants and no concern about keeping long term renters. Almost opposite in current market they would prefer people leave so they can do slight reno and charge a lot more.
Advice to owner:
Care about people who have stayed for a long time even during Covid when so many people left.

Excellent Luxury building.
Former Tenant
Pros:
Clean, great doormen, excellent views and top rate appliances -- very responsive maintenance staff.
Cons:
Expensive. Cheap floors and terrible paint jobs. Lobby is always full of packages.
Advice to owner:
Find a separate space for all the packages - it really ruins the luxury vibe to walk through a maze of boxes everyday.
