Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by Sam Schreiber reveal a pattern of prompt and attentive owner responsiveness, especially in addressing maintenance issues and pest control efforts. Tenants appreciate the spacious apartments and convenient locations with good transit access. However, cleanliness and building upkeep, particularly in hallways and stairwells, have been consistently criticized, with complaints about persistent roach issues and dirty common areas. Noise levels vary by location, with some buildings facing street noise challenges. Management is generally responsive but some renters report frustrations over rent pricing and lease-related disputes. Overall, expect responsive management but be cautious about cleanliness and building maintenance consistency.

Pros

Any issue we had whether it was a leak or weird odors, were addressed promptly and quickly. There’s a lot of older families who’ve been here for years that are nice people. I never had any packages stolen thankfully. The renovated units have nice and modern finishes.

Cons

The whole building has roaches, on occasion you’ll see dead roaches on the stairs. We had an infestation at some point and they addressed it pretty quickly. The in unit washer/dryer always causes the sink to shift with the rattling of the machines so then you end up having a leak below the sink. We had 4 total leaks in a year. One of the neighbors smokes cigarettes heavily, so getting those lingering smells sucks. The hallways and stairs are ALWAYS dirty. They may have renovated these buildings but they are terribly maintained. The price for these units are NOT worth it. The paint they used is cheap and stains very easily. Any dirt is hard to get off tbh. Since the neighbors are older, they drag their trash bags down the stairs and the bag ends up leaking cause a terrible odor in the hallways every now and then.

Advice to the owners

I’d hire a cleaner at least weekly for the stairs and hallways. Also hire a routine exterminator.

Location is everything

Pros

You're less than a block away from the 123 subway line, and the M96 crosstown bus stop is basically right outside the building, so basically the entire island of Manhattan is easily accessible from this address, and the location and the neighborhood is the main selling point. Management is terrific, and even replaced an appliance for me as soon as I moved in when I realized it wasn't working.

Cons

The stairwell is disgusting and frankly dangerous, with loose, steep, shallow steps that are always encrusted with suspicious stains and more often than not littered with trash that never gets picked up. I also went through a phase of seeing roaches in my apartment, but that seems to have ended.

Advice to the owners

Please fix those stairs before someone gets hurt!
