Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by Phyllis Wertenteil reveal a mixed experience with management. Tenants appreciate the excellent locations, quiet atmosphere, effective garbage management, and responsive initial communication. However, recurring maintenance issues like plumbing leaks, mold, and aging infrastructure frequently surface, with some tenants perceiving management’s repairs as temporary fixes rather than lasting solutions. Security concerns, such as mailbox theft and recently installed buzzers that compromise building access, also affect resident satisfaction. While some renters acknowledge friendly neighbors and fair unit sizes, frequent rent increases and slow emergency responses impact overall approval. Prospective tenants should expect a quiet environment but anticipate ongoing maintenance challenges and variable management responsiveness.

Pros

Package management is good with the two doors, tho they just installed a buzzer that will let people easily in both doors now. Location is great, super safe and quiet

Cons

The building obviously has plumbing issues, our apartment flooded through the ceiling within two months of moving in and they were constantly having issues with the apartments at the lower floors flooding, and needing access to our apartments. Obvious they did the bare minimum to just keep the plumbing in tact rather than fixing the real issue Several of our bathroom tiles popped up, we ended up just gorilla gluing some back down, but one broke and instead of replacing the tile with the same tile, they just glued the pieces back together and painted the top of the tile white... the paint came off in like a week -No laundry and appliances are small/old -Constantly increase rent

Advice to the owners

Spend time fixing the bones of the building, not the halls.. it's like putting lipstick on a pig. Also, if someone is a good tenant and pays on time, why are you constantly raising the rent?

great location, less than ideal living situation

Pros

beautiful location, cheap covid rent, big bedroom

Cons

rent was raised exponentially in 2021 because pandemic was "over," mold in shower, floorboards were soft and felt like they could snap at any moment

Advice to the owners

gut the bathroom and replace floorboards in the living room
