Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews of buildings managed by Jonathan Ruhl reveal significant concerns regarding property management. While many residents appreciate the friendly neighbors and spacious apartments, there are widespread complaints about inadequate cleanliness, poor garbage management, and severe maintenance issues, including heating problems and pest infestations. Reports of theft and security concerns are prevalent, coupled with unresponsive management. Though some tenants find value in the overall living atmosphere, the majority feel that management practices need urgent improvement to ensure a safe and healthy living environment. Prospective renters should carefully consider these challenges before making a decision.

Never live here

Pros

Sturdy building. Great sunlight on top floor. Amazing neighbors.

Cons

Slumlord. City took them to court for not giving us heat. The building is riddled with black mold. Packages get stolen daily. Super is extremely rude and quite frankly, not good at his job. Usually he has to come back multiple times to properly fix something. Trash always piles up. Landlords are the devil incarnated. I would run far far far away from this building.

Advice to the owners

Give up management, there’s no hope in fixing any of this

Terrible New Management

Pros

Neighbors in the building are AMAZING and friendly. A great bunch of tenants, many of whom have been living there for years. The walls are thick and you rarely hear anything. It is very quiet inside.

Cons

AWFUL new management that took over in may 2023. There is a serious rat infestation, mold issues in the walls, lack of heat in the winter, stolen packages on a regular basis. A homeless person stole the key to the building and is out there somewhere with access. The super is non responsive. You have to beg management to get anything done or repaired. Lots of illegal things going on in this building. Residents call 311 on a regular basis. The water in the building is often brown. It takes 10-15 mins for the shower water to get warm.

Advice to the owners

Listen to your tenants and fix the issues instead of ignoring them.
