Bruce is a horrible landlord

Pros:
I loved my apartment but only because I fixed the broken things and made it livable. When I moved in it was disgustingly dirty and run down.
Cons:
Bruce is an absolutely horrible landlord. He does not keep proper records and then accuses you of not paying rent. He then makes you prove it with images of the checks and then claims that the money wasn't paid and threatens to evict you over and over again. The apartment itself has serious code violations with the electrical and if anything breaks it is essentially duct taped as the repair.
Advice to owner:
Stop being a horrible person and threatening tenants for your failures. Get a proper system and take responsibility for your pathetic attempt at record keeping.

Pros:
Clean but old building, responsive management during week. Off site Super is immensely helpful when he arrives.
Cons:
Issues with mice particularly bad in the ceiling/walls, live mice seen 1-2 times in the unit. Super not available during weekends. Have consistently found dead roaches in unit despite pest control measures. Have seen live ones as well. Had severe plumbing issues that took 1-2 months to resolve. Heating goes out infrequently

Pros:
Location in regards to public transit.
Cons:
Landlord is evil, and will ask you to provide check images of the cancelled checks for ALL months you lived there, then demand payment for any month you don't show him, he is a bad book keeper. The garbage piles up, and the street noise is INSANE, especially at night.
Advice to owner:
Outsource the management of your buildings, or get out of the business altogether.
