Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of KAY MALAFIS's buildings report mixed experiences with management. Positives include good locations near parks and amenities, spacious layouts, and generally friendly neighbors in some buildings. However, recurring issues are poor pest control (notably cockroach infestations), slow or inadequate maintenance response, outdated rent payment methods, and occasional rude or unprofessional management behavior. Some buildings suffer from thin walls, noise disturbances, package thefts, and inconsistent heating. Rent stabilization adds value for some tenants. Prospective renters should expect a need for persistence with management to resolve issues and a blend of outdated systems alongside some well-kept communal areas.

Pros

Neighborhood, proximity to park

Cons

No building insulation, paper thin walls, antiquated mgmt systems

Former tenant·Over 2 years ago

A basic apartment building at a good price. Cockroaches!!

Pros

Great value (rent stabilized) Spacious Relatively quiet (good sound insulation in bedroom) Very dog friendly Maintenance requests fulfilled quickly Excellent location (next to park and right outside F stop)

Cons

Cockroaches!! Seemingly unkillable, management refuses to send a proper exterminator or block the holes in the wall to improve the situation. The floors in my apt are terrible (flaking), clearly finished improperly or very cheaply. Not enough light. No doorman, package deliver system (packages can get stolen easily). Neighbors LOUD (screeching teenagers/pre teens). Way too hot in winter (heating controlled by management). Outdated methods of contacting management (can only call, no web presence, only accepts rent by check). Management cheaps out on maintenance fixes (had to get a new dishwasher, new one is trash).

Advice to the owners

Get a website or email! Make payment easier. And please stop blasting the heating in winter. Fumigate your building.
