Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant experiences with JUAN MENA's buildings reveal a mixed management record. While some tenants commend prompt maintenance, cleanliness, and well-kept common areas, others report issues with management responsiveness, particularly related to legal obligations and communication after move-out. Garbage management and pest control are generally satisfactory, but occasional noise and outdoor disturbances have been noted. Tenants advise stricter access controls to prevent nuisance behavior near building entrances. Prospective renters should be aware of occasional delays in repairs and inconsistent landlord interactions. Overall, management demonstrates some strengths in upkeep yet could improve transparency and tenant relations.

BE WARY of unlawful, manipulative management. Know your rights as tenant.

Pros

Beautiful two-story space and lovely backyard.

Cons

BE WARY of management. Be aware of your rights as tenant. The office ignored our communication regarding the status of our security deposit after move out and failed to provide us an itemized list of damages within 14 days, thusly breaking the law. (GOB CHAPTER 24-A, ARTICLE 7, TITLE 1, Clause 1-E, Section 7-108). After they attempted to invoice us 21 days past our lease end date, which we rightfully refused, the office barraged us with extremely unprofessional emails for pointing out their misstep. It’s strange that a landlord wouldn’t take responsibility in neglecting their lawful obligation, and even stranger to insult their former tenants afterward. Proceed with caution.

Advice to the owners

Do you usually call people “belligerent” and “unpleasant” when they call you out for attempting to break the law?
