Pros:
Great location, top floor unit with outdoor space and huge windows
Cons:
Slow elevator, laundry often did not work (only 1-2 out of 4 washers working), super not the most respoinsive

Unresponsive management and roach infested

Pros:
- My unit faced the back and was very quiet
- Heat and water pressure were great
- Location is great
Cons:
- While the listing advertised in-building laundry, the laundry they were referring to ended up being a single washing machine in the basement of the building next door that did not work.
- I had constant roach issues despite living on the top floor. The exterminators sent by management were not very helpful in resolving the issue
- I have a leak in my ceiling due to rain that was eventually fixed, but not before mold developed
- The super is incredibly unresponsive
Advice to owner:
Fix the roach problem!

Pros:
It is a place to live.
Cons:
The windows are ill fitted and you can feel cold air blowing through them during the winter time. The radiator does not heat the unit enough to keep it warm, making winters dangerously cold. The washing machines are in a constant state of disrepair. The plumbing is outdated and constantly on the fritz. The cable on the only elevator broke, and ever since the elevator has been down for maintenance with no sign of repair on the horizon. In the summer, the through-wall air conditioner that came with the unit broke and the landlord refused to fix it. The landlord and management company have no interest in being reasonable partners and it shows.
Advice to owner:
Sell the property to another owner who is at least halfway competent.

Duplex stairs
Large space
Large closets
Cons:
Basement has asbestos, roaches, machines never work
Super is rude and doesn’t answer you
Maintenance requests are not fixed properly
Elevator very slow
Roaches in apt
Hallways are very hot
Heating system in winter is too hot and requires a/c to make it liveable
Neighborhood is noisy, firetrucks every 5 minutes, near fire station
You have to but your own a/c
Raised rent to a price it is not worth

Pros:
Nice location, friendly tenants
Cons:
Owner doesn’t care about exposed asbestos in the laundry room, mice, roaches, filthy stairwells and corridors, broken front door, broken washers and dryers, and barely functional unsafe elevator.
Advice to owner:
Maintain your building! It’s actually a nice building! Rip out the filthy wallpaper and carpets, remove asbestos, fix animal infestation and you have a beautiful building! Don’t do these things and you’re only sabotaging yourself!

Pros:
Manny the super answered the phone 9/10 times and helped resolve minor problems quickly in a reasonable amount of time - parking is easy in this block -no schools or government buildings - parking on Lexington after hours is easy 10/10 times - super close to subway options and bus options - park avenue and Central Park are nice oasis’s to go for a walk or make a phone call etc

Having an elevator is awesome
Cons:
Good F-uc$ing luck dealing with ELK investors - they want one thing - your money

You are on your own with these folk, I lived there for almost ten years - I can’t tell you how many times I’d hear their agents waking people through promising them the world - lies lies lies

Gotta be self sufficient on some level to live here
Zero security for package deliveries
I had numerous packages stolen
There were no security cameras on site when Moved out
Central door bell system - you can just ring all the buttons and someone will answer and you’ll have access to everyone’s boxes/packages

Walls are paper thin - you’ll hear your neighbors walking, playing music and even having orgasms - true story

I used to email them and make phone calls from pay phones and fake email accounts for fear of retribution - I did get my security deposit back.

I would not trust the management company - if you’re the type that can’t fend for yourself and change your own light bulbs - stay away from ELK - you get a place to live with them and that is it.
They love bending the rules for pet owners pretending that their snarling dog is a therapy dog…
