Great neighborhood and quaint building

Pros:
Great location near many restaurants, grocery stores, post office, and public transportation options. Quiet street and area but very accessible.
Cons:
Occasional package theft, no extended lease terms offered.

Abhorrent management agency

Little to say here, location is good (next to 96 St Q stop)
Cons:
Incredibly overpriced for little room. Management agency attempted to raise rent 7% on an already overpriced apartment.
Incredibly dirty and under maintained. We moved in to find significant water damage under the sink, mice and cockroaches in the apartment, damaged cabinet shelving, missing lighting fixtures, poorly installed outlets, decade old AC unit in bedroom - all issues submitted to management. The only issue addressed was replacing AC, thankfully! Despite our lease stating in writing, and cosigned by the landlord, that the kitchen would be renovated in full, the work was never completed and no compensation was provided. Moreover, when raised to the management company, the issue was dismissed as “not a standard clause on the lease” and no follow-up was provided. Several maintenance requests were marked as completed with no work provided. Recurrent issue of tenants’ pets urinating and defecating in stairwell. For more than half of lease term water has tasted like dirt.

terrible management, ok apartment, way too expensive

Pros:
the best thing about this apartment is its location near public transit
otherwise I DO NOT RECOMMEND
The maintenance men are very nice and doing their best but I don't think they have enough support
Cons:
-the management is HORRIBLE to deal with. They made promises in writing at time of lease signing, but failed to uphold them despite multiple reminders one we moved in. Management was also rude and unhelpful
-There are rodent and roach problems including on higher floors. I have been able to take care of these issues on my own, but it was a serious problem when I first moved in that wasn't revealed until after I moved in
-Heating and cooling was a major problem. The apartments gets VERY HOT in the summer, and the AC they supplied was not working at all. Fortunately they did replace it for us, but it was still not a great AC and (the apartment itself is not the best insulated) so the apartment still gets hot and the electric bill gets to $200+ in summer. Heating also doesn't work well in the apartment and it gets cold

be more responsive to tenant problems, hire competent and non rude management staff

Cons:
The paint colors in the common areas could be more modern and appealing. Also, very poor water pressure.

Recently renovated, quiet, great super who responds very fast
Cons:
Cockroaches semi-frequently found in the hallways, laundry is $3 per load ($6 total)

Bedbugs and bad managemet

- packages stolen constantly
- awful property people, ripped us off with move out costs

Very pleasant neighborhood

1/2 block to bus or train! Walking distance to Central Park, Carl Shurz Park, 90 St ferry, MET museum, Guggenheim, good restaurants + many more . . .
Clean, well maintained building.
Elevator, laundry room, friendly super that promptly takes care of any issues you may have.
Cons:
Building located in Zone 2, nearby East River (basement flooded during Hurricane Sandy)
Can get noisy with nearby construction, traffic congestion, dirt bikes, etc.
Old building, old windows
Very safe neighborhood, although since COVID, incidents are increasing
Advice to owner:
Do not build additional walls inside apartments when renovating, (to increase # of rooms) This ruins the nice open space and natural light
