**PLEASE READ BEFORE YOU CONSIDER RENTING FROM HER** -Mice, no automatic light for stoop/front door (you have to manually turn it on and it turns off when it doesn't sense motion), terrible heat, limited hot water, barely any outlets, terrible live-in landlord, no automatic hall light, no trash bins None of the pros are worth the cost of living under Debbie Carrion. We read the reviews, and we decided to take a chance. Do not make that mistake. She is not only a horrible landlord, she is a horrible human being. We asked for the absolute bare minimum and she would either ignore us, refuse, stall, or get someone literally off the street to slap a band-aid on the issue. She will not pay a cent to hire a professional to fix anything. She only turned on the heat after we would ask her, and it never got more than barely lukewarm before it would drop back down. It was constantly freezing, and she claimed she didn't need to turn it on until it hit below 68 degrees in the building. She claimed it was an automatic system and yet she obviously manually turned it on every time we asked. After I had not been home in a few in winter, I came back to find it was 60 degrees in the apartment. When I asked what happened, she said she doesn't turn the heat on when she knows we're not home. We were uncomfortably cold for 95% of the fall and winter. She refused to hire an exterminator when we showed her clear evidence of a mice infestation, with dozens of droppings below our sink despite us being extremely clean. She only addressed issues after we called HPD to report her, and even then, 9/10 issues were barely resolved, just temporarily fixed. She is also a bold-faced liar. When we toured the apartment, there were glass shower doors in the bathroom, which I captured in my video of the unit. When we moved in, the shower doors had been removed, and there was no tension rod in its place. When we asked to have the doors reinstalled, she claimed there were never any doors on the shower, despite us showing her the video evidence. She will lie even when caught, she will gaslight and ignore your evidence until you give up. She tried to get us to pay for more than half of her gas bill, despite the building being on a single meter shared between three units and four floors. On top of all this, she lived downstairs on the first floor, so it was extremely uncomfortable leaving our apartment or coming home in the midst of us struggling with her for basic needs. Exactly one month before our lease was up, she knocked on our door to tell us she would not be renewing our lease so she could move into our unit, and expected us to find a new apartment in just a month. Renting in NYC is very difficult, and it is understandable to want to turn a blind eye to a bad landlord for a good price, decent unit in a nice neighborhood. It's easy to see bad reviews and chalk them up to disgruntled ex-tenants. We had those exact thoughts. We are not high maintenance people who expected luxury. But we were denied basic human rights as renters. We thought we could handle Debbie Carrion. We could not. Do not rent from this woman.

Advice to the owners

You should not be a landlord under any circumstances. You should not have any control over another person's living situation in any way shape or form. Stop renting. You are clearly not up to the task.

Best thing about the place was the location and nice fellow tenants I met.

Cons

Goes into bedrooms without consent, touches personal belongings, takes photos of private bedroom without permission, steals tenant's Wi-Fi and uses it for herself and other tenants without their knowledge or consent, refuses to lower rent after telling tenant they will be sharing the space with others. Kitchen/Bedroom ceiling peeling and pieces falling off. The landlord is a hoarder.

Advice to the owners

Stop renting spaces when you can't live well with others and can't upkeep your building up to legal codes.
