Nice building but roaches everywhere

Pros:
It's a great location, friendly and helpful doormen, even management is very willing to work with you on any issues.
Cons:
The building is infested with roaches and they will find any way to enter your apartment. My unit was next to the trash room and I often saw roaches inside and around the door. Even on the molding above the door.
Advice to owner:
Do more than shrug and say "hey, it's New York City".

Pros:
Friendly staff and neighbors. Prompt and professional.
Cons:
Takes a while and a lot of work to get through the coop approval process, as with most other coops. Strict major renovation rules.
Advice to owner:
Place a hot tub above the parking garage entrance. :)
